Along with spotting a good real estate deal when you see it, spotting a bad real estate property can also be a good skill to have. At times, the tell-tale signs can be subtle and may come in the form of something that could be a deal breaker but isn't quite one. Something that you rationalize in your mind, thinking that the house could be pretty if only you could fix this or that. You start to rationalize that you can probably fix it in the future, then your dream house will be perfect. Before you find yourself stuck in a bad real estate investment, consider these things first:
Does the roof need to be replaced?
Hire a house inspector to work on inspecting a house. If the report comes back saying that the house needs a new roof, think twice about going through with the purchase. Unless you can work out some kind of deal to get a roof installed at a cheaper rate, it's best to find a house without problems on the roof. If you're still in doubt, you can check your local roof installer to ask how much a roof costs. It's very expensive. Some people even take out loans just to get their homes' roof replaced. Settling for a house with a bad roof and thinking it's something that can be easily fixed could be a big misconception.
Does the house have a lot of natural light?
Natural light can give your house a great resale value primarily because people naturally like well-lit houses. Dark houses, on the other hand, are not as easy to fix. You may rationalize this by saying you can easily put a window on a wall because this isn't going to be very expensive, but there could be reasons why there's no window where there should be one. Before you commit to a dark house on the premise that you will install windows on it, find out why there aren't windows in the first place. Are there building restrictions? Is it a structural integrity issue? Is the view unsightly from that vantage point?
Is there rot in the house?
Finding visible wood rot on the house may be an indication of a deeper structural issue. Inspect the house, especially the countertops, the stairs, ceilings, edges of doors and other hard to reach places for wood rot. Your home inspector will tell you how much rot is in the house, although you can also inspect it on your own by using a stick or a pencil to lightly poke at wood surfaces in the house. Soft or crumbly spots may indicate rot and water damage underneath.
Are there water stains?
Water stains may indicate that an area of the house is prone to flooding, or that there's a leak, rot or mold issue somewhere in the house. Water damage is a good indication of important issues to consider in the house. Look out for stains on the wall, warped wood, discoloration on concrete surfaces and the likes as these indications of water damage can tell you a lot about the problems of the house. This is true even in houses located in hot areas. It's pretty basic but some people still tend to overlook it.
